Update 5.5.21 - Industry Leader Weekly Update

Industry guidance regarding PEADS
C.A.R. is actively working with representatives of the California Dept. of Health to conform real estate guidelines with that of recent CDC guidance and those which apply to other businesses. As California opens up, vaccination rates increase and COVID dangers lessen, a new set of guidelines is necessary.  

We are hopeful that, as part of this process, individually signed PEADS soon will no longer be necessary.  It is always our goal to make sure the industry operates safely and remains consistent with current health directives, such as wearing masks and hand washing, without requiring individualized statements and unnecessary cleaning. Stay tuned for more updates on this issue.

Using PEADS in zipForm (LW Transactions)

While we understand PEADS might be going away soon, they are still a requirement today and several of you have asked about using PEAD forms within zipForm/LoneWolf Transactions, here are some resources to using the PEAD form inside zip for you to share with your agents:

PPP is officially out of funds…
The Paycheck Protection Program (PPP) has run out of funds and its portal has stopped accepting applications for loans from most lenders. Some of the money is still available through minority depository institutions (MDIs) and community development financial institutions (CDFIs), though the estimated amount varies slightly, according to trade groups. Banks whose applicants have not yet been approved may consider referring clients to MDIs and CDFIs. To read more about this, go here.

Market Update
California REALTOR® optimism about the housing market remains high as California consumers remain relatively bullish on selling and, despite a highly competitive market environment, relatively undaunted on buying as well. This is due in large part to a gradually improving picture of California’s pandemic numbers and the corresponding growth in the broader economic indicators in the state. However, the prospect of rising rates is creating more urgency for would-be buyers, which is pushing prices up and affordability down relatively. For the full write up - go here

Legislative Update
Last week, AB 491 (Gonzalez) passed out of Assembly Housing.  This is part of our fair housing package of bills and addresses unequal treatment of residents of affordable housing units compared to those who reside in market rate units.  The bill actually ended up encountering some hurdles from some unexpected quarters, but we were able to get the bill to move forward.  The bill passed Committee with bipartisan support. The author of the bill, Assemblymember Lorena Gonzalez, did her own video in which she talks about teaming up with us to work on this bill.  That video is found here. We are growing our community of Top Producers and Team Leaders in CA (similar to what we do with all of you in the brokerage community). Our goal in doing this is to make sure this important segment of our membership is seen and heard but also we will provide this group with valuable information regarding Proposition 19 and the latest legislative update from Senior VP of Governmental Affairs, Sanjay Wagle. He will be joined by Supervising Senior Counsel, Robert Bloom who can also provide information on hot legal topics and the new peer to peer ethics line.
